v <br /> 5. Steps; <br /> A. Stringers to be 2x12 s4s cedar, treads to be 2x6 Select cedar, with 1x8 cedar risers, all <br /> resting on the two 12" footings. <br /> 6. Roof, <br /> A. The existing roof has a"mid-life sag", which is visible from the ground it is our intention <br /> to open up the roof at the point where the new and old roofs meet and try to "shim" up the existing <br /> roof boards at that point. We may not be able to eliminate all of the sag (which is the same for my <br /> sag...),but we hope to greatly improve the look. The existing roof will be left open underneath the <br /> new rafters for good ventilation. <br /> B. 2x6 Roof rafters will be installed 16" on center to form a shed roof slope. As well, 2x6- <br /> 16" on center will form the window well. 2x4's will form an additional knee wall at the existing wall <br /> line for additional support for the rafters. <br /> C. A double 2x12 SPF header will run the length of the porch. All rafters and ceiling joists <br /> will rest on it. <br /> D. Ceiling joists to be 2x4", 12" on center <br /> D. All will be covered with 1/2" CDX plywood and 15# Asphalt paper. <br /> 7. Soffit and Fascia; <br /> A. 1x6" Cedar fascia, 1x3" Cedar frieze and 3/8" Cedar plywood with continuous soffit <br /> venting. <br /> B. Additional 1x3 Frieze will be added to the two gables and to the one dormer above. This <br /> will not continue around the sides or back of the building at this time. <br /> 8. Roofing; <br /> A. Based on a 25 year 240# 3-tab shingles <br /> B. New Roofing will be installed on the new addition,the front and back of the existing home <br /> and the two front and one rear dormer roofs. <br /> C. Tear off the existing roofing and dispose <br /> D. Does not include any gutter work at this time <br /> E. Cover all with 15#Asphalt paper, and Weather Watch over the eaves and down the valleys <br /> F. Install 120 lineal feet of valley flashing, one 4" plumbing stack and one 2" stack <br /> G. 140 ft of ridge venting <br /> H. Dormer flashings, step flashing at chimneys and porch <br /> I. 60 mil EDPM rubber membrane at the front flat roof <br /> 9. Porch trim; <br /> A. We will wrap the 2x12 header in cedar plywood or boards, suitable for painting <br /> B. The ceiling will be 3/8" thick Southern Yellow Pine beaded porch plywood running <br /> perpendicular to the house wall, <br /> C. Posts to be solid turned , resting off the deck by means of galvanized brackets to protect <br /> against rot. <br /> D. Handrail to be site-made using cedar <br /> 2 <br />
