Ferndale Rd. <br /> Mayor Van Nest moved, Hurr seconded, to approve the (Continued) <br /> preliminary subdivision request of John L. Brooks, <br /> 795 North Ferndale Road, subject to the Planning <br /> Commission recommendations. Motion, Ayes (3) - <br /> Nays (0) . Councilmember Butler femporarily absent. <br /> Jeanne Mabusth, Zoning Administrator, entered into SUBDIVISION <br /> the record the preliminary subdivision request of 4625 W. Branch Road <br /> Richard Hawkinson, 4625 West Branch Road, dated #556 <br /> June 25 , 1980 , which states: Richard Hawkinson <br /> Zoning District RR-1B ' <br /> Subdivision - plat of two lots <br /> Lot 1 = 2 . 445 acres <br /> Lot 2 = 6 . 2485 acres <br /> Mr. Hawkinson had originally planned to combine his <br /> property with the Moore subdivsion to the west (approved <br /> by Council at their June 2 , 1980 meeting) . By the time <br /> the first work session was completed, both neighbors <br /> mutually agreed to proceed on their own. Unfortunately, <br /> there is a great deal of bitterness that exists between <br /> the two parties. <br /> The lots meet all of the standards of the zoning district. <br /> All existing structures meet the setbacks of the zoning <br /> district. <br /> As in the Moore application, the City will take an under- <br /> lying road and utilities easement over the 25 ' private <br /> driveway corridor to equal distance of Moore ' s easement <br /> on west side. <br /> The On-Site Septic System Manager ' s memo of May 19 , 1980 <br /> reviews the experimental shallow trench system to be <br /> monitored by the University on Lot 2 and outlines the <br /> agreement to be entered into by Hawkinson with the City. <br /> The Planning Commission at their June 23 , 1980 meeting <br /> approved the following staff recommendations: <br /> l. Conservation and flowage easement over designated <br /> wetlands. <br /> 2 . Underlying road and utility easement over the 25 ' private <br /> driveway corridor-length to equal distance of adjacent <br /> Moore easement. Applicant to supply metes and bounds <br /> description for driveway. <br /> 3 . Dedication of additional right of way for West Branch <br /> Road � (Continued) <br />
