The City Engineer' s cor.iments were sur.unarized as follows: 1. Adequate sewer and water capacity for 27 unit P.R.D. 2. Drainage and utility easements of 5 ' to be designated around each lot. 3. Lot grading plans (to include pond) and storm water retention capacity 4. Drainage easement to west property line is to be defined and designated for discharge to neighbor to west (Tonka Toys project) . Tor_1 Frahm noted that the subject property was located within 1,000 feet of the lakeshore at Carman Bay.
