The Police Depart- <br /> r.ment' s comr,tents had not been received as yet. <br /> The Hennepin County Highway Department' s report <br /> was reviewed and the following points noted: <br /> � <br /> 1. Western access acceptable as proposed <br /> 2. If shoulder right-of-way is wide enough, <br /> then a right-turn lane is not necessary <br /> 3. Additional 7 ' right-of-way for County Road 15. <br /> The City Engineer' s cor.iments were sur.unarized as <br /> follows: <br /> 1. Adequate sewer and water capacity for 27 unit <br /> P.R.D. <br /> 2. Drainage and utility easements of 5 ' to be <br /> designated around each lot. <br /> 3. Lot grading plans (to include pond) and storm <br /> water retention capacity <br /> 4. Drainage easement to west property line is to <br /> be defined and designated for discharge to <br /> neighbor to west (Tonka Toys project) . <br /> Tor_1 Frahm noted that the subject property was <br /> located within 1,000 feet of the lakeshore at <br /> Carman Bay. I?e re:�uests sta.f�f to direct Cit�� <br /> Engineer to review the entire drainage area and <br /> the affects this new development would have on the <br /> overburdened drainageway. <br /> Park Dedication Fee <br /> 4 single units @ $480 each = $ 1,920 <br /> 10 duplex units @ $1,200 each = 12 , 000 <br /> 1 quad unit @ $720 X 4 = 2 , 880 <br /> Total Fee $16 , 800 <br /> Soils Report Office <br /> Soils are predor.►inately Hayden Loam, a soil well- <br /> drained and never saturated. Soil strength is <br /> adequate. Erosion is a hazard if soil left exposed <br /> for extended periods. <br /> Recomr,iendation <br /> l.
