Alan Olson, City Planner, entered into the SUBDIVISION/P.R.D. <br /> record the request of Iiussr_Zan Investment Company 3660 Shoreline Drive <br /> for a P.R.D, at 3660 Shoreline Drive, dated #447 <br /> April 5, 1979 , which states: Hussman Investment Co. <br /> The applicant presents a P.R.D. proposal of 28 <br /> units following the standards for the existing <br /> zoning district (LR-1C-1) . The plat road will <br /> service 24 units and four single family units will <br /> be served by Blaine Avenue. The developer feels <br /> this corridor of single family lots ��ill be an <br /> excellent buffer for neighborhood to the east. <br /> [•�e have asked for an additional 15' right-of-way <br /> for Blaine Avenue. The access road is 60 ' wide <br /> at entrance but becomes 50' in approximately 50 ' . <br /> Al1 structures appear to meet the requirerients of <br /> the zoning district. Surveyor has not designated <br /> setbacks for structures. Lot 14 r.iay have a rear <br /> yard setback problem. The four single dwelling <br /> lots (detached dwellings) are not allowed under <br /> this application. <br /> The Park Commission will be asked to review this <br /> project for a possible park site. mhe Navarre <br /> Theatre has surplus playground equiprlent that <br /> could possibly be utilized by the City either in <br /> a park for this development or in a nearby park <br /> site. The playground equipment could be considered <br /> part of a park dedication fee. <br /> Access Road <br /> �ae will recommend that the plat road be considered <br /> a public road because of its location within, the <br /> urban service area. City Engineer will determine <br /> specifications for public road. Staff recommends <br /> a 50' easement instead of usual 60 ' because of <br /> its limited use (railroad to north, wetlands to <br /> west) . The City does not plan an extensive network <br /> of City roads in this area. <br /> Pond <br /> The proposed pond will require a conditional use <br /> permit.
