Park dedication fee of $16, 800 to be paid to <br /> the City before final approval <br /> 2. An escrow fee will be determined upon preliminary <br /> approval `� <br /> 3. Upon preliminary approval, subdivider to provide <br /> for City Engineer' s review of detailed plans of <br /> the following: <br /> a) erosion and sedimentation plans <br /> b) lot grading plans <br /> c) stor-r.i water retention plan <br /> d) street plans and profile <br /> e) sewer and water construction plans <br /> 4. Subdivider has been advised to obtain the <br /> following permits upon preliminary approval: <br /> a) Iietropolitan Waste Control Cor.unission <br /> b) Hennepin County Highway Department <br /> 5. Final plans must designate the following: <br /> a) 7' right-of-way for County Road 15 <br /> b) 15 ' of additional right-of-way for Blaine <br /> Avenue <br /> c) western access (60'width) as designated on <br /> preliminary plans dated February 19 , 1979 <br /> approved by Hennepin County Highway Department <br /> d) 5' drainage and utility easements to be <br /> designated around each lot. <br /> e) drainage easements to west property line <br /> for discharge to Tonka Toys property <br /> f) plat road 50 ' right-of-way and cul-de-sac <br /> to have 50 ' right-of-way radius. <br /> 6. Approve extension of City services - sewer & water <br /> 7. Plat road to be public <br /> c <br /> 8. Retention pond to be fenced. <br /> 9. Landscaping plans to be submitted for staff <br /> review <br /> 10.
