Hardships (Continued) <br /> include lack of additional available land and <br /> existing structure location. <br /> Hennepin County has been asked to review the plat <br /> and the existing accesses on County Road 15. <br /> Existing septic systems will be inspected by the <br /> City �vith reports included at the public Meeting. - <br /> Recap of staff recomr.iendations : <br /> 1. Replat proposal appears reasonable given <br /> existing situation <br /> 2 . Septic systeMs r_lust be functional <br /> 3. Hennepin County may request and/or require <br /> certain access improvements <br /> 4. Planning Cor.unission should review landscaping <br /> and yard requirenents for the service station <br /> 5. Variances must be justified by finding of <br /> hardships <br /> 6. Staff recommends a required rezoning concurrent <br /> with this platting <br /> 7. The remaining Tourangeau residential lots should <br /> be combined into one tax parcel <br /> 8. Rear station window must be bricked shut per <br /> State Building Code <br /> Planning Commission r4eeting - August 14 , 1978 <br /> Public information r�eeting. P�r. Tourangeau and <br /> Mr. Robert Reut7man (lessee of the service station) <br /> were present for discussion. The Planning Commission <br /> reviewed the existing situation with two buildings <br /> on comr.►on lots and the proposed lot line rearrange- <br /> nent to create separate parcel identities. Planning <br /> Commission reviewed the recommendations of the City <br /> staff and the Hennepin County Highway Department. <br /> It was noted that service stations are conditional <br /> uses in the B-1 zone, that this station has been <br /> existing and operating for many years, but that <br /> there was never any formal conditional use perr.►it <br /> or application on file. <br /> Parking was discussed noting that the code calls <br /> for seven spaces for this station. t2r_ Reut�.man <br /> noted that the station only has "parking problems" <br /> when the marina customers use the property on weekends. <br /> He stated that the marina (Paul' s Landing) does �not <br /> have any authorization from him to use this property <br /> for marina parking. <br /> (Continued) <br />
