Reutiman was agreeable to the County re�uire- SiJ�DTVI�TON <br /> ments for cuxb cuts and driveway controls; agreeable 1960 Shoreline Drive <br /> to providing a landscaping plan and improvements, (Continued) <br /> and agreeable to the building code re�uirements <br /> to brick shut the one station window. <br /> Planning Commission and the applicant (s) discussed <br /> the existing zoning with all parties agreeing that <br /> a zoning boundary change is desireable. It �aas <br /> particularly noted that the station' s fuel tanks - <br /> are located under Lot 26, the residentially zoned <br /> corner lot. <br /> Planning Comr.►ission recommends preliminary �lat <br /> approval as requested with the following conditions: <br /> l. A formal application be made for a conditional <br /> use permit per 35. 022 for operation of the <br /> "motor fuel station" . This permit to set out <br /> in writing all landscaping, curb cut, parking, <br /> etc. conditions per 38. 500. <br /> 2. A formal application be n►ade for a rezoning to <br /> revise the existing district boundaries to <br /> coincide with the proposed lot division; all <br /> of Lot 1 to be RR-1B and all of Lot 2 to be <br /> B-l; such rezoning to be pursuant to all required <br /> reviews and hearings and to be effective only <br /> • upon recording of an approved final plat. <br /> 3. Concurrence with the Hennepin County requirement <br /> to close access to County Road 15 except for <br /> one cor.unercial driveway app�c�ximately 120 ft. <br /> north of Central Avenue. <br /> 4. Applicant to provide a landscaping plan and <br /> schedule of completion for review with the <br /> conditional use permit prior to final plat <br /> approval. <br /> 5. Combination for tax purposes of the rerlaining <br /> Tourangeau residential lots (7-14 & 20) . <br /> 6. Closing of the rear station window per State <br /> Building Code requirements. <br /> 7. Approval of all variances necessary to accomplish <br /> the above finding hardships of no additional <br /> land available and existing structure locations. <br />
