Alan Olson, City Planner, entered into the #380 <br /> record the request for a subdivision of Phillip Phillip Rusciano <br /> Rusciano, 2340 �aatertown Road, dated April 20 , <br /> 1978, which states: <br /> Sketch Plan Review: This is a proposed two lot <br /> residential subdivision (lot split) . One new lot <br /> is being created with a private easement shown <br /> for access. The property is not sewered and is <br /> not assessed even though there is a sewer easeMent <br /> through the north lot. <br /> Zoning is RR-1B. Each lot meets the area and <br /> width requirements. Lot 1, 163, 068 sq. ft. <br /> (3. 74 acres, excluding road, including ease�ent <br /> to rear lot) . Lot 2 , 87, 312 sq. ft. (2 acres plus, <br /> including creek) . <br /> Planning Commission Meeting - April 24, 1978 <br /> Rusciano' s were notified that they were on the <br /> agenda for the April 24 meeting (sketch plan) . No <br /> representative appeared, hence the Planning <br /> Commission tabled it. <br /> 'lanning Commission Meeting - May 8, 1978 <br /> Mrs. Weinzeirl appeared at this meeting. Planning <br /> Cor,unission suggested checking whether creek is <br /> subtracted for wetlands, and if it is , change <br /> division line to keep the two-acre area. Staff <br /> recommended that actual location of sewer easer.lent <br /> (as built) should be on the final plat. <br /> Staff Note - 1�4ay 16, 1978 <br /> The creek is not identified on the wetlands map <br /> (it is a drainage course--not a pondi-ng area) . <br /> The City should expect a drainage easement over <br /> the creek. The Planning Commission should make <br /> a policy recomraendation to the Council as to whether <br /> or not this area should be included in the lot <br /> area calculation. Public information meeting <br /> scheduled for June 12, 1978. <br /> Planning Commission - P�ay 22, 1978 <br /> Reviewed procedures with Mrs. Rusciano. PZoved <br /> that the drainage course (creek) will require <br /> a drainage easement but the area of the easer:lent <br /> -hould be included in the calculation of minimum <br /> .ot area, therefore, no relocation of the <br /> proposed dividing line is necessary.
