The Commission did (Continued) <br /> not indicate any great objection to the PRD <br /> proposal. They did, however, suggest eliminating <br /> one building site for lack of dry buildable area <br /> reduced by the area of the access road. <br /> The Planning Commission also suggested the developer <br /> investigate current and projected use of existing <br /> utility easement over Lots 7 & 8. Also requested <br /> survey indicating location of existing structures <br /> with reference to existing and proposed lot lines. <br /> Also suggested developer submit perc tests and <br /> location of primary and alternate drainfields for <br /> adequate septic facility for each lot. <br /> Applicant to prepare revised plans and submit for <br /> Planning Commission sketch plan review. <br /> Staff - March 20 , 1978 <br /> The developer has submitted revised proposal <br /> (Exhibit G) . A copy is enclosed for sketch plan <br /> review at the next scheduled Planning Commission <br /> meeting. <br /> Planning Commission - March 27, 1978 - Sketch Plan Review <br /> PZr. Whitney was present_ <br /> The Zoning Administrator reviewed the revised plans <br /> which had been submitted since the last Planning <br /> Commission meeting. He explained the request is <br /> for a subdivision rather than a Planned Residenital <br /> Development. The Commission advised that the road <br /> should be addressed as a separate parcel. <br /> The Planning Comm.ission called a public hearing for <br /> April 24, 1978. <br /> It was suggested the location of the existing shed <br /> should be noted on the plans. Also, that a review <br /> should be made of soils and drainage. Mr. Whitney <br /> indicated that some testing of the soil already <br /> has been done. <br /> Public Hearing - April 24, 1978 <br /> Public hearing was opened at 7:30 P.M. The applicant, <br /> Mr. ��hitney, was present as well as three neighbors: <br /> Steve Kaster, 2675 Fox Street; Denny Kumlin, 2625 <br /> Fox Street; and Joe F�iswell, 700 Old Crystal Bay <br /> Road. The plats dated March 17, 1978 were reviewed <br /> by myself. It was noted that they consisted of <br /> seven lots all exceeding the minimum two acre <br /> 200 ' width requirement.
