A second unit would be <br /> due upon subdivision approval. A $225 sewer <br /> unit would be dtie with� any subsequent building <br /> perrnit. <br /> Should the Council wish to approve, the appZicant <br /> should supply complete drainage and erosion <br /> control information to the City engineer and th e <br /> City should acquire a drainage easement. The <br /> easement should be located on the plat draw zngs . <br /> A title opinion should be, provided to the City <br /> � Attoi-ney. A resolution should be prepared. <br /> Letter from Jim Olson, City Engineer, dated <br /> February 6, 1978 , states: <br /> Pursuant to your request, we have reviewed the proposed lot division of Mr. Joe <br /> Braun at 3024 Casco Point Road relative to storm water drainage. <br /> Surface drainage from the proposed lot division and from Casco Point Road does <br /> drain towards the 10 foot wide drainage easement as indicated on the survey for <br /> tract B (new lot) . However, during a field investigation of the site, we were <br /> unable to determine the exact location of the easterly lot line and therefore <br /> the relationship of the existing channel to the easterly lot line. A ten foot <br /> wide drainage easement is normally adequate for a channel similar to what is <br /> existing provided, of course, tt�at the channel is located within the described <br /> � easement. <br /> The area in and around the drainage easement is chocked with debris includi�g <br /> dead trees, branches and brush. It is anticipated that this debris will be re- <br /> moved during development of the new lot, if the subdivision is approved, and <br /> � that there will have to be at least a minimum of lot grading around the new struc- <br /> ture. <br /> We reco�nend that the following conditions be made a part of any approval of the <br /> proposed subdivision: <br /> 1. Al1 surface debris will be removed from the drainage channel. <br /> 2. No vegetation or grasses will be removed from the drainage charinel <br /> without the express written approval of the Engineer. <br /> 3. No filling or embanlanent be placed that will encroach into the ease- <br /> ment area or interfere with surface drainage. <br /> 4. The developer and/or builder submit for approval an erosion control <br /> plan to prevent sedimentation from entering the lake during construction. <br /> 5. In the event that the existing channel is not totally within the limits <br /> of the described drainage easement, the drainage channel will be re- <br /> located to within the easement area in such a manner as to not create <br /> any erosion problems or result in sedimentation of the lake. <br /> (Continued) <br />
