� <br /> � RLGULAR r1EETING OF TIiE �ORONO COUNCIL, DEC�2IB�R 12, 1977 Page 3 <br /> r In reviewing the proposed plat, the Corunission SUBDIVISION <br /> addressed the issues of concern and after much 820 Brown Road ilorth <br /> � discussion� recommended approval of the preliminary (Continued) <br /> • plat subject to the following conditions, and a letter <br /> frorn the City Engineer certifying approval of the ^ <br /> S plan and assurance that the soil conditions of <br /> each proposed lot would support a primary septic <br /> * system and an alternate location: <br /> � l. 111ter lot lines between Lots 22, 23 & 24 so all <br /> i three lots will meet the minimum two-acre <br /> area requirement. <br /> � 2. Relocate access road (Outlot B) approach as <br /> � per County Public ��7orks Departr.lent recomrtendation <br /> (approximately 125 ' east of location indicated <br /> � on plat submitted December 2, 1977.) <br /> � 3. Provide 30 ' latitude on determination of location <br /> � of approach from County Road #6 (subject to <br /> approval of Fiennepin County Public [Vorks Dept. ) . <br /> � 4 . Lot area variance of 1/10 acre approved for Lot 10 <br /> � if relocation of approach from County Road #�6 <br /> results in lot area reduction of Lot 10. <br /> a 5. Approve substandard Outlot A subject to assurance <br /> � of combination with any of adjoining properties. <br /> 6 . Ten-foot easement to County along north property <br /> � boundary abutting County Road #6. <br /> � 7. Thirty-three foot right-of-way dedication to <br /> the City along east boundary line abutting <br /> � Dakota Avenue. <br /> � 8. Drainage easements as indicated on plat (condition - <br /> � any drainage easement changes resulting from lot <br /> line alterations require City Engineer approval) . <br /> i 9. Lots 6 , 7 & 16 indicated on plan as lakeshore <br /> � lots do not meet minimur�l 200' shoreline requirment <br /> (would require variance) . Planning Commission <br /> � included the conditions that lot lines between <br /> • these three lots be altered in such a manner to <br /> provide lakeshore for only two lots. <br /> � 10. j�detlands conservation easement over area along <br /> � shoreline as indicated on plat. <br /> � 11. Provisions for access to the lake for the two <br /> shoreline lots - 6 ' wide - location to be <br /> � determined. <br /> �12.
