City is <br /> t not granting riparian rights for either lot for . <br /> access to the lake, at this time. #7. Adequate <br /> utility easement as per the engineer's review. <br /> Motion, Ayes (5) - Nays (0) . <br /> � <br /> Mr. Tom Jacobs, Building Inspector, read into the VARIANCE <br /> record the following request of Home Federal 493 Park Lane <br /> Savings & Loan Association regarding 493 Park Lane, #269 <br /> for a lot area and width variance, dated June l, Home Federal S. & L. <br /> 1977, which states: <br /> This property was the subject of lengthy City <br /> action to remove an unoccupied hazardous building. <br /> • Home Federal gained control of the property from <br /> Pr.�mier Realty last year and after additional <br /> prodding they did obtain a demolition permit and <br /> did satisfactorily cleanu� the problems. They are <br /> � now requesting a variance to construct a new dwelling <br /> on the site. <br /> LR-1B 34. 450 Lot Area Lot Width <br /> Requirements 43, 560 sq. ft. 140 ft. <br /> Actual 8,265 sq. ft. 100 ft. <br /> Variance 35, 295 sq. ft. = 81% 40 = 28g <br /> Lots 7 & 8 are separate parcels and would require <br /> legal combination. Together, one sewer unit has <br /> been charged. <br /> Adjacent Lot 9, vacant, 0. 20 sewer units, 5,600 sq. ft. <br /> Adjacent Lots 10 & 11, vacant, 0.40 sewer units, 10,000 sq. ft. <br /> Adjacent Lot 12, vacant, 0. 20 sewer units <br /> Adjacent Lot 13, vacant, 0.20 sewer units, 6,250 sq. ft. <br /> � Al1 seven adjacent vacant lots total 36, 365 sq. ft. <br /> � (83� of one acre) with two sewer units assessed to <br /> four owners. <br /> e <br /> The Planning Commission should have the applicant <br /> investigate expansion of this very substandard <br /> � parcel through combination with the available <br /> vacant land.
