� ' <br /> • , REGULAR MEETING OF THE ORONO COUNCIL, MAY 23 , 1977 Page 15 <br /> � Henry rsuhich, Building & Zoning Administrator, VARIANCE <br /> read into the record the following request of 1350 Vine Place <br /> yStephen Nicholson, 1350 Vine Place, for a <br /> variance, dated April 27, 1977: <br /> � <br /> � Stephen Nicholson, 1350 Vine Place, requests a <br /> variance from lot area and width requirements. <br /> � This district is zoned LR-1B (one acre - 140' <br /> width) . <br /> � <br /> The application indicates the area of this <br /> � existing lot to be approximately 1/2 acre. I <br /> calculate this area to be about 23, 000 sq. ft. <br /> � (slightly more than half an acre) . The width <br /> � of the lot at the location of the proposed <br /> addition is 60 ' . <br /> � <br /> The variances necessary would be about 1/2 acre <br /> � on the area and 80' on the width. <br /> • Planning Commission Meeting - May 16 , 1977 <br /> � The Planning Commission recommended approval <br /> ! of lot area and width variance based on the <br /> lot configuration hardships and subject to no <br /> S setback variances required. <br /> � Welsh moved, Butler seconded, to approve the <br /> �request of Stephen Nicholson, 1350 Vine Place, <br /> for a variance, per the Planning Commission <br /> � Minutes of May 16 , 1977. Motion, Ayes (4) - <br /> Nays (0) . <br /> • � <br /> � Henry r4uhich, Building & Zoning Administrator, VARIANCE <br /> read into the record the following request of 3445 Shoreline Drive <br /> � Christy Realty, 3445 Shoreline Drive, for a #257 <br /> • variance, dated April 27, 1977: Christy Realty <br /> � Christy Realty is requesting to replace <br /> existing 3 ' X 6 ' Keaveny Drug sign with <br /> � 3' X 8 ' 6" Christy Realty sign on existing <br /> pylon located in front of the building <br /> • previously occupied by Keaveny Drug. <br /> � The required setback is 10 ' . The existing <br /> � pylon is only 2 ' 4" from the edge of the County <br /> right of way, County Road #15. The proposed <br /> � sign is 8' 6" wide. Therefore, it would be <br /> extending over the edge of the right of way <br /> � when erected on the existing pylon. Mcst of <br /> the existing signs on this strip extend over the <br /> � right-of-way line, I believe. No one here has <br /> ver submitted a survey indicating location of <br /> sign pylons in reference to the lot line. (Continued) <br /> � <br /> � <br /> � <br />
