Planning Commission held a public hearing at which <br /> Mr. Lindsay explained �hat they w�.shed downgrading <br /> � of the commercial area to Yesidential as part <br /> of their plans for a Planned Residential Development <br /> � and felt that this rezoning could be sn important <br /> factor in the upcoming subdivision proposal (#104) , <br /> • The Zoning Department expressed the feeling that <br /> this would be beneficial due to the topography <br /> � of the land, consisting of hills and ravines, <br /> � requiring filling and grading in order to be <br /> utilized for commercial purposeso Commercial <br /> � use would result in additional hardcover and the <br /> problems of storm water runoff and pollution of <br /> A the lake and ground water. Also, it would create <br /> a more natural line between zoning districts. <br /> i <br /> Because i�ir, Lindsay did not return for the work <br /> � session part of his subdivision application, as <br /> � expected from earlier dis�ussions in the evening, <br /> the Planning Commission �abl.ed action on this <br /> + matter until after the public hearing on the <br /> subdivision-PRD proposal on April 19, so that <br /> � both matters �oial.d be considered as a whole, <br /> � Planning Commission NTeeting - April 19, 1976 <br /> � Van Nest felt that the City would receive no <br /> � bene�it by leaving the strip commercial and <br /> Pesek agreed feeling that if it remained commercial <br /> � it cbuld be made into a parking lot or similar <br /> use at a future time. Mr. Everett Schroder <br /> e objected stating that the present ICeaveny Drug <br /> S par}cing lot blacktop was extending into the <br /> residential area and the rezoning would only <br /> � give a benefit to them and not the City. The <br /> me:nbers felt that this was not the situation <br /> � hut requested staff to verify the matter. The <br /> �pplicants answered this by stating that it was <br /> � more of a benefit to them to leave the commercial <br /> area status quo in order for them to have bette� <br /> � ��sition regarding the zoning �rovision requiring <br /> � duplexes to be within 200 fte of the commercial <br /> area, However, their purpose for the rezoning was <br /> � to provide a better buffer area from the business <br /> districte <br /> � <br /> The Commission tabZed the matter until their next <br /> • regular meeting in order that exact information <br /> regarding encumbrances on the property be <br /> � clarified. <br /> � <br /> � <br /> 1 <br /> � <br />
