That the property is a sma11, separate parcel, <br /> a not contiguous to any other lands subject to future <br /> subdivision, separated from such lands by a nature <br /> trail and a golf course. <br /> i 2o That the property is also adjacent to the <br /> dense uses of the Wayzata Club house, road access <br /> and parking area. <br /> S 3, That the property is on a street leading <br /> directly onto U.S. #12, with no intervening <br /> , residences, cross roads, underpasses or other <br /> traffic impediments. <br /> 4. That private sewage disposal arrangements <br /> * appear to be available to this property, through <br /> the Wayzata public sewage system, for the applied <br /> for uses only, without committing other properties <br /> to a similar usee <br /> � 5. That there are no projected public improvements, <br /> , projects �r highw�ys involving this land, <br /> � 6, That t$e avaiLability of sewer, proximity to <br /> adequate t�ansportation and other cited factors <br /> �are consistent with the Comprehensive Plan. <br /> After hearing comments from the residents in the <br /> area, <br /> Searles moved, Butler seconded, to adopt RESOLUTION #627 <br /> Resolution #627 to rezone the Herrick Circle Herrick Circle <br /> property, 440 Old Long Lake Road, from RR-1B <br /> (two acres} to R-lA (one acre) and granted <br /> conceptual approval for PRD and a conditional <br /> use permit for allowing six homes and instructed <br /> � City staff to commence drafting a contractual <br /> rezoning agreement conditioned ono <br /> lo That all considerations and alternatives have <br /> been explored, <br /> � 2e That the applicant withdraw their original <br /> rezoning request proposal of the Herrick property <br /> from RR-1B (two acres) to R-1B (one-half acre) <br /> and submitting a new proposal to request <br /> rezoning from RR-1B (two acres) to R-lA (one <br /> acre) allowing six single living units on this <br /> six-plus acre parcel. <br /> 3, That the policy statement contained in the <br /> April 22, 1975 Council Minutes, thata <br /> �The developer, if the development is approved, <br /> shall construct and provide utilities that are <br /> designed to serve the developed area only, would <br /> be served by the City of Wayzata only, and would <br /> not be sized for any future growth or reserve <br /> capacity, would be consistent with the Village <br /> (Continued) <br />
