The <br /> property known as P will be rezoned from R-1C, 1 <br /> � acre residential to LR-1C-1, 1/2 acre residential. <br /> The property is presently vacant. The owner of the <br /> � property is desirous of having the property rezoned <br /> to the LR-1C-1 1/2 acre residential. Such a rezoning <br /> � would allow for an additional buffer area. The <br /> propertyknown as N-2 is presently B-1 commercial and <br /> • will also be rezoned to LR-1C-1, 1/2 acre residential. <br /> • The rezoning of this property will make it compatible <br /> with the residential property to the south. The village would not allow the <br /> � major filling in this area because such filling would <br /> result in additional errosion and the deposit of <br /> � pollutants in Lake Minnetonka. <br /> � The property marked as Q on the map is a west parcel AREA Q <br /> � of property that is located on Kelly Avenue, and B-1 to B-3 <br /> borders upon County Road 15. This property is to <br /> � be rezoned from B-1 Commercial to B-3 Commercial. <br /> B-3 Commercial zone will allow this property to be <br /> � consistent with the parcel east of Kelly Avenue and <br /> both parcels will be developed as a shopping center <br /> � business district. Because of the location of this <br /> � property at the intersection of two major county roads <br /> and also the intersection of Kelly Avenue and County <br /> � Road 15, it is necessary to limit the amount of <br /> additional traffic that will discharge onto the county <br /> � road at this point because the roads are presently <br /> inadequate for the development of this property for <br /> � uses that are more compatible to the residential <br /> zones located to the south of this property. <br /> f <br /> • The members present then discussed that property AREA R-1 <br /> as R-l.
