<br /> 3.l.3 Except as oiherwise expressiy provided in the Governing Docume ts, (i)
<br /> no improvement, modification, construction, or change of the Common Elements shali
<br /> take place by an Owner or Occupant without prior written authorization by the Boa d and
<br /> (ii)all maintenance,repair,replacement,improvement, management,a�ii operation f the
<br /> Common Elements shall be the respansibilizy of the Association;and
<br /> 3.1.4 Common Expenses for the maintenance, repair, replac ment,
<br /> management, and operation of the Cammon Elements shall be assessed and col ected
<br /> from the Owners in accordance with Section 6_

<br /> 3.2 Limited Comrnon Elements. The Limited Common Elements are those p rts of '
<br /> the C mmon Elements reserved for the exclusive use of ihe Owners and Occupants of the Uniis '
<br /> to whi h they are allocated, as described in this Declaration and the Act. The rights to t e use
<br /> and e joyment of the Limited Com�non Elements are automatically c�nveyed wi the .
<br /> conve ance of such Units. The Limited Common Elements are described and allocated o the
<br /> Units s follows:
<br /> 3.2.I Those items or areas designated as Limited Common Elernents on t e Plat
<br /> or by the Act are allocated as indicated therein.
<br /> 3.2.2 lmprovements, if any, such as�decks, patios, porches, balconies, sh tters,
<br /> awnings, perimeter windows and doors, window screens, window boxes, sleev s and
<br /> � fittings surrounding window air conditioning units, chimneys, driveways, alks,
<br /> doorsteps and stoops, constructed as part of the original construction to serve a single
<br /> Unit or Units, and replacements and modifications thereof authorized pursuant to S ction
<br /> 7.14, located wholly or partially outside the Unit boundaries, are aliocated exclusi ely to
<br /> the Unit or Units which they serve.
<br /> 3_2.3 Chutes, flues, chimneys, ducts, pipes, wires, conduits or other utility
<br /> installations, bearing walls, bearing columns, or any other components or fixture lying '
<br /> partially within and partially outside the boundaries of a Unit, and serving only tha Unit,
<br /> . are allocated to the Unit which they serve. Any portion of such installations se ing or
<br /> affecting the function of more than one Unit or any portion of the Common Eleme ts is a
<br /> part of the Common Elements,but is not a Limited Common Eiement. ,
<br /> 3.2.4 Heating, ventilating, or air conditioning equipment serving one o more
<br /> than one Unit, and located wholly or partially outside the boundaries of one or mo e than
<br /> one Unit, are Limited Comman Elements allocated to each Unit served b, such
