<br /> .1 General. The Property shatl be owned, conveyed, encumbered, leased, used and

<br /> of a pl n for the Property, and shatl run with the Property and be a burden and benefit ail
<br /> Owner and Occupants and to any other Person acquiring or owning an interest in the Pro erty,
<br /> � their he rs,personal representatives,successors, and assigns.
<br /> .2 Subdivision or Conversion Prohibited. Except for Units subdivided or conv rted
<br /> by Dec arant pursuant to Section 16.2, a Unit may not be subdivided or converted by the O ner
<br /> of the nit into two or more Units, Limited Common Elements, Common Elements, o any
<br /> combin tion thereof Except as permitted by the Act, no part of the Common Elements m y be
<br /> subdivi ed, partitioned, or converted without the prior written approval of ali Owners a d all
<br /> secure parties holding first mortgages on the Units.
<br /> 73 Residential Use. The Units shall be used by Owners and Occupants and their
<br /> guests xclusively as private, single family residential dwellings, and not for transient, oteE,
<br /> coznme cial, business,or other non-residential purposes, except as provided in Section 7.4. Any
<br /> lease o a Unit (except for occupancy by guests with the consent of the Owner, and exce t for
<br /> leasing of Units owed by Declarant) for a period of less than twelve months or any occu ancy
<br /> which �ncludes services customarily furnished to hote[ guests, shall be presumed to b for
<br /> transie't purposes. .
<br /> 7.4 Business Use Restricted. No business, trade, occupation, or profession o any
<br /> kind, hether carried on for profit or otherwise, shall be conducted, maintained, or permit ed in
<br /> any U it or the Common Elements,except:
<br /> 7.4.1 An Owner or Occupant residing in a Unit may maintain a ome
<br /> occupation in such Unit; provided, that such use (i) is incidental to the residential us ;(ii) j
<br /> does not involve physical alteration or improvement of the Unit visibie from the e erior
<br /> of the Unit; (iii) is in compliance with all governmental laws, ordinances and I
<br /> regulations; (iv) does not involve observable business activiry such as signs, adve ising
<br /> displays, unusual numbers of deliveries, or unusual levels of pedestrian or, veh cular
<br /> i traffic to and from the Unit; (v) does not involve employees, independent contract rs, or
<br /> cansultants (other than the Owner or Dccupant of the Unit); and (vi) does not oth ise
<br /> involve activity which disturbs the quiet enjoyment of the Property by other Own rs or .
<br /> Occupants.
<br /> 7.4.2 Declarant may maintain offices,models,sales facilities,and other bu iness
<br /> facilities �n the Property in connection with the exercise of its special Declarant rig ts.
<br /> 7.43 The Association may maintain offices on the Property for manag ment
<br /> and related purposes. �
