<br /> COMPLIANCE AND REMEDIES �
<br /> ��ch Owner and Occupant, and any other Person owning or acquiring any interest in he
<br /> Property, sharl be governed by and comply with the provisions of the Act, the Governi g
<br /> Docume s,and the Ruies and Regulations, and such amendments thereto as may be made fr m
<br /> time to �me, and the decisions of the Associatian. A failure. t4 comply shall entitle he �
<br /> Associati n to the relief set forth in this Section, in addition to the rights and remedies authori ed
<br /> elsewher�6y the Governing Documents and the t1�t.
<br /> 1 .1 Entitlement to Relief. The Association may commence legal action to reco er
<br /> sums du , for damages, for injunctive relief or to foreclose a lien owned by it, or a y .
<br /> combinat on thereof,or an action for any other retief authorized by the Governing Documents or
<br /> available�t law or in equity. Legal relief may be sought by the Association against any Own r, '
<br /> or by an'Owner against the Association or another Owner, to enforce compliance with t e
<br /> Governin Documents, the Rules and Regulations, the Act, or the decisions of the Associati n.
<br /> However,no Owner may withhold any Assessments payable to the Association,or take (or am t}
<br /> other acti�n in violation of the Governing Documents,the Rules and Regulations,or the Act,a a
<br /> measure t� enforce such Owner's position, or for any other reason.
<br /> 13.2 Remedies. In addition to any other remedies or sanctions, expressed or impli d,
<br /> administr�tive or legal, the Association shall have the right, but not the obligation, to implem t
<br /> any one o more of the following actions against Owners and Occupants and/or their guests,w o
<br /> violate th�provisians of the Governing Docuinents, the Rutes and Regulations, or the Act: �
