<br /> Unit if(i) Ithe easement will not adve,rsely affect the Common Elements or another Unit and ('i)
<br /> the easem�nt is consis#ent with the overall design and plan for the Property as established y
<br /> Declarant nd approved by the City.
<br /> 12 14 Continuation and Scove of Easements. Notwethstanding anything in t is �

<br /> her Unit r the right to utility services thereto. The easements set forth in this Section 12�sh lI
<br /> suppleme�t and not limit any easements described elsewhere in this Declaration or recorded, a d

<br /> Elements �or purposes of maintenance, repair, replacement, and reconstruction. All easem t

<br /> COMPLIANCE AND REMEDIES �

<br /> Documen s,and the Ruies and Regulations, and such amendments thereto as may be made fr m
<br /> time to t�me, and the decisions of the Association A failure ta comply shall entitle e �
<br /> Associati n to the relief set forth in this Section, in addition to the rights and remedies authori d
<br /> elsewhere�6y the Goveming Documents and the Acf;'
<br /> 1 .! Entitlement to Relief. The Association may commence Iegal action to reco er
<br /> sums du�, for damages, for injunctive relief or to foreclose a lien owned by �it, or a y
<br /> combinat on thereof,or an action for any other reiief authorized by the Governing Documents or
<br /> available�at law or in equity. Legal relief may be.sought by the Association against any Own r, '
<br /> or by an Owner against the Association or another Owner, to enforce compliance with he
<br /> Governin� Documents, the Rules and Regulations, the Act, or the decisions flf the Associati n.
<br /> However no Owner may withhold any Assessments payable to the Association,or take(or o it)
<br /> other acti�n in violation of the Governing Documents,the Rules and Regulations,or the Act,a a
<br /> measure o enforce such Owner's position,or for any other reason.
<br /> 1 2 Remedies. in addition to any other remedies or sanctions, expressed or impli d,
<br /> adminis�tive or legal, the Association sha11 have the right, but not the obligation, to implem nt
<br /> any one r more of the following actions against Owners and Occupants and/or their guests, ho
