' <br /> July 24, 2002 Page 4 <br />� Hollander Residence Limited Structural Evaluation. <br /> MGI Commission#02162 <br /> for Mr. John Hollander <br />' REPAIRS DEFINED WITHIN THE CITY'S RESOLUTION WITH RESPONSES, continued: <br />' Stairwavs <br /> City: "Reconstruct stairways with code compliant materials including proper rise and run, <br /> headroom, and handrails and guardrails." <br />' Response: 1. As with the floor framing, the total demolition of the existing stairways and re-working of the <br /> stairways to be code compliant may be cost prohibitive, impossible to lay out without significant <br /> framing changes and at least would be excessively restrictive. <br />' 2. We are proposing that the entire stairway in the basement be replaced and a gripable <br /> handrail be installed prior to occupancy. However, the basic layout of the stair would remain as it <br /> has for many years. The material to be used for the replacement steps shall be treated lumber. <br /> 3. To require these stairways to be re-worked for code compliance would be setting a very serious <br />, precident for other homes in the area. Homes down the street could be required to become code <br /> compliant at tremendous costs and interruption to the homeowner. <br /> 4. The stairway to the upstairs from the kitchen appears to be in very good shape, with a slight slope <br /> to the framing. This stair we feel should remain in the condition it is currently in. The base of this <br />, stair stringer shall be supported off of the foundation wall at the base of the stringer with a vertical <br /> treated 2x10 member nailed to the stringer. Some slight adjustments of the stringer may be <br /> attempted to reduce the slight side slope of the steps. Care must be taken not to exert excessively <br />' high stresses in adjusting the steps. The framing of the stringer support shall be observed by the <br /> engineer of record at the completion of the framing repairs. There is currently a handrail installed at <br /> the stairway going from the kitchen up to the bedrooms. <br /> tExterior <br /> City: "Support fuel tank on proper base." <br />' Response: 1. Tank is not currently being utilized for any systems within the house. It will be removed as part of <br /> the cleaning efforts and will be properly discardedlrecycled/sold. <br /> City: "Raise building or lower grade to provide 6 inch clearance from earth to framing." <br /> Response: 1. This is another example of the building being here much before the code requirements for soil <br />' clearance from the framing/cladding. See above in the foundation section for measures to be taken <br /> to provide positive drainage away from the house. <br /> City: "Replace porch with code compliant materials." <br />' Response: 1. The porch that this report is addressing is the front porch, with the failing concrete knee wall. We <br /> are calling for any loose concrete of the knee wall to be patched as required with concrete patching <br /> materials. <br /> 2. This report does not address the"back" porch area. The side walls of this porch are failing. This <br />' back porch needs to be removed and/or replaced. <br /> 3. We are at this time intending to proceed obtaining prices to remove the back porch and also take <br /> prices to re-build the porch. Once the prices come back, Mr. Hollander will determine if the rear <br />' porch walls will be totally removed or if it will be removed, repaired or replaced with new porch walls <br /> of similar style and construction. The City will be informed which way Mr. Hollander will proceed <br /> after he obtains the bids. Proper documentation will be provided to the City, if necessary. <br />� City: "Replace siding,soffit, and facia where needed." <br /> Response: 1. Bids will be taken by contractors for the preparation and painting of the exterior of the house <br /> including siding, soffits and facia. The purpose of the bids is to determine the cost extent for this <br />' part of the project and to possibly identify some of the work that may be able to be performed by Mr. <br /> Hollander or some of his friends. <br /> 2. When the house is prepared for painting, the siding, soffit and facia will be further reviewed to <br /> determine the extent of the existing materials that will need to be repaired/replaced. <br />' continued on next page,,,,, <br /> t <br />
