Special assessments , if any, wi�ich may have been levied upon <br /> said premises for improvements previously made, or which may soon be <br /> levied upon said premises for improveme:zts now made or pending. Inquiry <br /> should be made at the office of the Municipal Clerk as to existing or <br /> pending assessments . <br /> 4 . Physical condition of the premises and the home or other <br /> building (s) thereon. For example, the absence of water in a base- <br /> ment at this time does not necessarily indicate that there will be <br /> none in the future. You should inquire of the owner (s) and/or the <br /> realtor (s) as to the existence of any such other problems in the <br /> past, and as to their knowledge of the �eneral condition of the premises <br /> at present. <br /> 5 . Ingress and egress or access to the premises . If the premises <br /> are unplatted and/or do not abut a public road, the premises may be <br /> accessible to and from a public road only by trespass over the land (s) <br /> of others . You should inquire of the owner (s) and/or the realtor (s) <br /> as to such matters of access . <br /> 6 . Public zoning or building ordinances and regulations which <br /> may affect the use of said premises , or which may prohibit the use <br /> thereof for certain purposes . <br /> 7 . Rights of the public or persons in streets, alleys or visible <br /> user easements in, under, over or across said premises ; rights of <br /> persons , if any, who are victims of forgery and/or duress; rights of <br /> persons who are minors or suffering mental illness ; and rights in <br /> favor of adjacent property owners resulting from inaccurate location <br /> of boundary lines and/or questions of survey. <br /> 8 . The Certificate of Title on which the Registered Property <br /> Abstract is based, namely Certificate of Title No. 561268on file in <br /> the office of the Kegistrar of Titles in and for Hennepin County, <br /> Minnesota, in Vol. 1862 at page56162� ,originally registered on January 24 <br /> , 19 78 i��lxxxxxxxx��cx , discloses certain statutory <br /> exceptions to which the ownership of the premises is subject, namely: <br /> (a) Liens , claims or rights arising or existing under the <br /> laws of the Constitution of the United States, which this <br /> State cannot require to appear of record. <br /> (b) The lien of any tax or special assessment for which the <br /> land has not been sold at the date of the Certificate of Title. <br /> (c) Any lease for a period not exceeding three years , when <br /> there is actual occupation of the premises thereunder. <br /> (d) All rights in public highways upon the land. <br />
