Williams : • <br /> At your request, I have made an examination of the Registered <br /> Property Abstract to the real estate he�einafter described, situated <br /> in the County of Heniiepin , State of Minnesota, which Registered <br /> Property Abstract contains 6 memorials, 2 exhibits and was <br /> certified to June 19 , 1990 at 7 : 00 o ' clock a.m. according <br /> to 1 certificates of various abstrac�;�ers , to which Abstract is <br /> appended searches to said date for judgrnents, old age assistance <br /> liens, federal tax liens , adjudications and certificates as to real <br /> estate taxes, current and delinquent. I�Iy examination and this Opinion <br /> assumes such Registered Property Abstract and the certificates appended <br /> thereto to be complete, true and correc-�. <br /> From such examination, I have concluded that, on the date last <br /> mentioned, the title to said real estat�� was vested in and owned by <br /> Bruce ,T. Molumby, a single person. <br /> The titles to all tracts of land i_1 the State of Minnesota are <br /> not only subject to those matters which County records and the <br /> Registered Property Abstract disclose, ;�ut are also subject to certain <br /> matters which do not appear of record a:zd/or which are not disclosed <br /> in Registered Property Abstracts and which may cause complete or <br /> partial failure of title. Principal among those matters which may <br /> not be of record and which are not disclosed by the Registered Property <br /> Abstract examined are the following : <br /> 1 . Rights , if any, of the parties in possession of said premises <br /> other than said owners , such as lessees or contract purchasers . <br /> 2 . Mechanics lien rights , if any, for recent improvements upon <br /> said premises or property connected therewith. You should inquire as <br /> to whether any such improvements have b�en made within the last 90 <br /> days which are unpaid. <br />
