VOTE: Ayes 4, Nays 0. <br /> <br />10. #08-3347 BRENT TEELE AND AMY SULLIVAN-TEELE, 577 PARK LANE – <br />VARIANCE – RESOLUTION NO. 5737 <br /> <br />Brent Teele, Applicant, was present. <br /> <br />Curtis stated the applicant is requesting a conditional use permit to re-grade and install retaining walls <br />in the 0-75 foot zone in order to replace their existing lakeshore stairs with a wandering stairs. A <br />hardcover variance is also requested to increase the hardcover from 4.8 percent to 8.8 percent within <br />the 0-75 foot zone. <br /> <br />The Planning Commission at its February meeting voted 5-2 to recommend approval of the stairway <br />system as proposed, subject to the following conditions: <br /> <br />1. The crushed rock landing must be unlined. <br /> <br />2. The proposed walls must be screened year-round with vegetation. <br /> <br />3. Walls are to be constructed in accordance with the plans and specifications provided. <br /> <br />4. Landscape plan to be implemented in accordance with the plans and specifications provided. <br /> <br />5. Double, heavy-duty silt fence with steel t-posts must be installed along the shoreline <br />throughout the duration of the construction process and remain in place until the slope is <br />stabilized and vegetation is established. <br /> <br />6. The proposed retaining wall shown adjacent to the patio and house must be removed or moved <br />to meet a five foot side setback. <br /> <br />7. New stairway cannot be closer than five feet to the side property line. <br /> <br />8. Any proposed lighting must be low-level and pointed downward to light just the path. <br /> <br />9.
