 O
O , 4
- CITY of ORONO
 `a" ; - r'v
' :R'~ 'y
, RESOWTION OF TH CIThY OUNCI
`9kESH4 NO. `
NOW, THEREFORE BE IT RESOLVED by the City Council of Orono,
Minnesota:
FINDINGS
l. This application was reviewed as Zoning File 09-3427.
2. The Property is located in the LR-1B zoning district, where 1 acre is the minimum
lot area and 140 feet is the minimum lot width. The Property is approximately
0.235 acre in area and 50 feet in width.
3. The Planning Commission reviewed the original application on May 19, 2008 and
on a vote of 5 - 0 recommended approval of the variances, based on the following
findings:
a. An attached garage is a reasonable addition to the property.
b. The new garage and parking arrangement will reduce hardcover and be more
compatible with the surrounding area than the existing garage and parking
arranement.
c. The new arrangement will allow the storm water runoff from Highwood Lane
to be channeled toward the lake along the side property lines.
d. The need for the side setback variance results from the side setback variance
that allows the existing house to be 6.4 feet from the side property line.
4. The Planning Commission carefully reviewed the variance to allow a three story
addition and in addition to the findings noted above recommended approval based
on:
e. The topography of the lot.
£ The need for the garage floor to be above street grade to avoid drainage
problems.
g. The mass of the addition being the same with or without the basement under
the garage.
Page2of5
