Applicant <br /> seeks approval of a hardcover variance within the 75-250' setback area and a height variance <br /> for a cylindrical-shaped addition to the west side of the structure shown at three stories where <br /> the code only allows for a 2'/z-story structure. Refer to Exhibit J. Note that no portion of the <br /> structure exceeds a 30' height. The three-story structure provides access to an upper story roof <br /> level deck. <br /> The property meets both area and width standards (43,560 s.f. required - 55,500 s.f. <br /> existing). The property is located at the end of Forest Lake Landing at the east end of the <br /> peninsula. The property is surrounded by lakeshore at the north, east and south. Although the <br /> property well exceeds the area allowance of the zoning district, the building envelope consists <br /> of 13,700. Hardcover within the 75-250' setback area is proposed as follows: <br /> Allowed = 3,425 s.f. or 25% <br /> Proposed = 4,462 s.f. or 32.5% <br /> Variance = 1,037 s.f. or 7.5% <br /> Review of Structural Coverage <br /> Allowed = 8,325 s.f. or 15% <br /> Proposed = 3,460 s.f. or 6.2% <br /> Section. 10.24, Subdivision 5 (A) - Height variance. <br /> Allowed = 2'/z stories <br /> Proposed = 3-story cylindrical addition to west side of residence <br /> Total structure does not exceed the 30' height allowance. <br />
