Applicant seeks approval of a hardcover variance within the 75-250' setback area and a height variance for a cylindrical-shaped addition to the west side of the structure shown at three stories where the code only allows for a 2'/z-story structure. Refer to Exhibit J. Note that no portion of the structure exceeds a 30' height. The three-story structure provides access to an upper story roof level deck. The property meets both area and width standards (43,560 s.f. required - 55,500 s.f. existing). The property is located at the end of Forest Lake Landing at the east end of the peninsula. The property is surrounded by lakeshore at the north, east and south. Although the property well exceeds the area allowance of the zoning district, the building envelope consists of 13,700. Hardcover within the 75-250' setback area is proposed as follows: Allowed = 3,425 s.f. or 25% Proposed = 4,462 s.f. or 32.5% Variance = 1,037 s.f. or 7.5% Review of Structural Coverage Allowed = 8,325 s.f. or 15% Proposed = 3,460 s.f. or 6.2% Section. 10.24, Subdivision 5 (A) - Height variance. Allowed = 2'/z stories Proposed = 3-story cylindrical addition to west side of residence Total structure does not exceed the 30' height allowance.
