VOTE: Ayes 3, Nays 0. <br /> <br /> <br />10. #14-3667 TAMMY MADDREY AND STEVEN SABES – 3435 EASTLAKE STREET – <br />VARIANCES – RESOLUTION NO. 6409 <br /> <br />Gaffron stated the applicants are requesting a number of variances to put a second story over the existing <br />structure on the property. The lot is very small, consisting of approximately 4,975 square feet and only <br />50 feet in width. The existing residence is a 20’ x 28’, one-story home with some attic space and no <br />basement. Gaffron indicated there are a number of small lots in this area that were created 100 years ago <br />and are backed up to the creek. The 929.4’ contour abuts the back of the property so it is technically a <br />lakeshore lot with a setback even though it really does not have functional access to the lake. <br /> <br />Gaffron noted the variances being requested are rear/street, lake, and side yard setback variance approvals <br />in order to construct a second story over the existing home 13.9 feet from the east side and 15.7 feet from <br />the west side lot lines where 30 feet setbacks are required; 52 feet from the OHWL where a 75-foot <br />setback is required; and 19.8 feet from the street where a 50-foot setback is required. Gaffron stated in <br />his view the proposal is similar to other projects in the neighborhood and will not change the character of <br />the area. <br /> <br />Gaffron stated the house has existed in this location for at least 30 years and it is yet to be determined <br />whether the foundation will support a second story. Whether the foundation needs to be replaced does not <br />affect the placement of the second story and it is Staff’s recommendation that in the event the foundation <br />requires total replacement, it will not require further Council review as long as the building footprint, <br />height and building envelope are not changed. <br /> <br />Levang asked if the hardcover could be reduced by attaching the garage to the house. <br />
