If the garage is attached, it will require <br />a strange configuration and will not allow for a double garage. Gaffron stated the visual side setback will <br />likely be reduced by pushing the garage forward or next to the side of the house but has not been part of <br />what the applicants are requesting. <br /> <br />Levang asked if it would reduce hardcover. <br /> <br />Gaffron indicated it would reduce it slightly. <br /> <br />Bremer stated that is assuming it would be kept as a single car garage. <br /> <br />Gaffron stated any changes made to the garage would likely have other impacts that Staff has not <br />considered at this point. Gaffron stated if the garage is relocated, less of it would be in the floodplain but <br />that the least impact to the property would be to add a second story. <br /> <br />Gaffron noted that staff recommends approval of the variances subject to the applicants providing <br />engineering certification of the existing foundation for suitability of adding a second story prior to <br />issuance of a building permit. <br /> <br />Bremer indicated she is fine with the application but that she is interested in knowing if the applicants <br />would like to relocate the garage. <br /> <br />Printup stated he is in favor of adding a second story, and that if they would like to have an attached <br />garage that could be addressed in the future. <br /> <br />Tammy Maddrey, Applicant, stated they did have an architect draw up a tandem garage with two stalls, <br />which did reduce the hardcover somewhat, but the price of the project was significant and would likely <br />result in the lot being overpriced and overbuilt for the area. <br /> <br />Bremer moved, Levang seconded, to adopt RESOLUTION NO. 6409, a Resolution Granting <br />Variances to Municipal Zoning Code Sections 78-305 and 78-1279, for the property located at 3435 <br />Eastlake Street. VOTE: Ayes 3, Nays 0. <br /> <br /> <br />*11. #14-3668 CHARLES CUDD DENOVO ON BEHALF OF MARY J. BOWMAN TRUST – <br />1165 FERNDALE ROAD WEST – VARIANCES AND CONDITIONAL USE PERMIT <br />RENEWAL – RESOLUTION NO. 6410 <br /> <br />Levang moved, Bremer seconded, to adopt RESOLUTION NO. 6410, a Resolution Granting <br />Variances to Orono Municipal Code Sections 78-305, 78-1279, 78-1288, 78-1438, and 78-1700, and a <br />Conditional Use Permit Pursuant to Orono Municipal Code Sections 78-966, 78-967 and 78-1286, to <br />Allow Land Alteration Within the Lakeshore Setback for the property located at 1165 Ferndale <br />Road West. VOTE: Ayes 3, Nays 0. <br />
