The residentiai building shall maintain a low-profile and be designed in a <br /> resid�ntial architectural style that blends with the natural surroundings of the site. <br /> — The proposed building is proposed to have an architectural design and colors which be <br /> residential in nature and should blend into the natural seiting. <br /> 3. The development shall be subject to the PUD development process, and shall be <br /> �rezoned to RPUD Residential Planned Unit Development. The entirety of the property � <br /> shall be so developed as a single PUD project. — This proposal conforms to this criterion. <br /> 4. The development shall be served with municipal sewer and water. This project meets <br /> • this criterion. <br /> 5. The development shall adhere to all regulations of the City with respect to wetland <br /> protection. —It appears this project will meet fhis criterion. <br /> 6. The development shall adhere to the principals of Conservation Design as established <br /> through the Orono Rural Oasis visioning process. — It appears that this project will meet <br /> � this criterion. <br /> 7. Site development shall be designed and constructed in such a manner that <br /> projects a rural character as viewed from Wayzata Boulevard as motarists enter <br /> the cities of Orono and Long Lake from the east. — This project appears to meet this <br /> criterion. <br /> 8. Site development shall be designed and constructed in such a manner that <br /> minimizes the visual impact of density as viewed from the Luce Line Trail. — This <br /> project appears to meet this criterion. <br /> 9. Site vehicular access shall be via a single connection to Wayzata Boulevard. — This <br /> project will meet this criterion. <br /> DEVELOPMENT AGREEMENT & FEES <br /> Development Aareement. Master development approval is contingent upon the successful <br /> execution of a Development Agreement between the applicant/developer and the City. The <br /> agreement shall address all specific City requirements for the development. <br /> Financial Guarantee. The Development Agreement shall include a financial guarantee by the <br /> applicant to ensure the completion of site improvements. Once the final plans are approved, the <br /> City Engineer shall complete an estimate of improvement costs, including but not limited to <br /> private roads, curb & gutter where required, landscaping, grading, erosion control, utilities, <br /> wetland and wetland buffers, conservation design requirements and stormwater management <br /> facility constr.uction, and the applicant shall provide to the City a financial guarantee of 150% of <br /> the improvement costs. <br /> Storm Water and Drainaqe Trunk Fee. The standard Storm Water and Drainage Trunk Fee for <br /> residential development shall be paid by the developer per the 2010 City Fee Schedule, based <br /> on the rate for multifamily residential greater than 4 units per acre (10.63 gross acres @ $7,000 <br /> per acre) _ $72,520. <br />
