The multifamily/residential use of <br /> the property is not projected to have a negative impact on the surrounding properties. In <br /> the opinion of staff, this criterion is met. <br /> 8. Provided with screening and buffering adequate to mitigate undesirable views and <br /> activities likely to disturb surrounding uses. The property is required to comply with the <br /> requirements of the Conservation Design ordinance, the purpose of which is to preserve <br /> or enhance existing rural features, vegetative screening and buffering of the property. <br /> Staff review continues in order to assure that this criterion is met. <br /> 9. Not create a nuisance which generates smoke, noise, glare, vibration, odors, fumes, <br /> � dust, electrical interference, general unsightliness, or other means. The proposed use <br /> will not create a nuisance. This criterion is met. <br /> 10. Not cause excessive non-residential traffic on residential streets, parking needs that <br /> cause an inconvenience to adjoining properties, traffic congestion, or unsafe access. <br /> Parking needs will be managed on site; the use is not likely to cause excessive traffic. <br /> This criterion is met. <br /> 11. Designed to take into account the natural, scenic, and historic features of the area and to <br /> minimize environmental impact. Consistent with the Conservation Design analysis, this <br /> review process is continuing to assure that this criterion is met. <br /> 12.All exterior lighting shall be so directed so as not to cast glare toward or onto the public <br /> right-of-way or neighboring residential uses or districts. The use will be required to <br /> conform to the City's lighting sfandards. This criterion will be met. <br /> 13. Not detrimental to the public health, public safety, or general welfare. This criterion is <br /> met. <br /> 2010-2030 CI11'IP/Comprehensive Plan <br /> The follawing are parameters that shall regulate any residential development of fihe <br /> property proposed at the high density level: <br /> 1. All dwelling units shall be contained within a single residential building that shall not <br /> exceed two (2) stories in height and have a footprint of no greater than 30,000 square <br /> feet. — This project conforms with these requirements. <br />
