The property contains a total of approximately 5+ acres <br /> in area. <br /> 4. Each lot shall be served by municipal sewer. There is <br /> adequate area within the existing municipal lines to support <br /> three additional units. <br /> 5. The existing structure on Lot 1 meets all required <br /> setbacks of the LR-1B zoning district. � <br /> 6. Lots 1 and 2 do not meet the required lot width to the <br /> rear of the front yard setback line per Section 10.24, <br /> Subdivision 5 (B). At the Planning Commission of July 16, <br /> 1990, the Planning Commission recommended approval of the <br /> lot width variances based on the following findings: <br /> A) The two lots are located on a cul-de-sac. <br /> ., <br /> B) To move the cul-de-sac further east would require <br /> • the removal of two sets of mature pine trees and create <br /> a major impact closer to the lakeshore based on severe <br /> sloping topography. <br /> C) Granting a lot width variance for lots on cul-de- <br /> sacs is consistent with previous City action. <br /> NOW, THERBFORE BE IT RESOI.VED, that based upon one or <br /> more of the findings noted above, the City Council of the City of <br /> Orono hereby approves the preliminary plat of Wildhurst Estates <br /> per the survey �dated April 26, 1990, revised July 5, 1990 by . <br /> William R. Englehart, a licensed surveyor, and a lot width <br /> variance for Lots 1 and 2, subject to the following conditions: <br /> 1. Final grading plans must specify the following <br /> inf ormation: <br /> A) Allowed hardcover within 75-250' and 250-500' <br /> setback areas ba�sed on lot line configurations approved <br /> by Council. <br /> B) Based on Minnehaha Creek Watershed District's final <br /> directives, final grading plan to show excavation to <br /> � replace areas within flood plain filled by road <br /> construction. <br /> • Page 2 of 5 <br />
