In memos d�ted Janu�ry 8, 1990 and March 7, 1990, <br /> Michael P . G� ffron , Assist�nt Pl �nning & Zoning <br /> Administr�tor, confirmed that �11 16 lots h�d been tested <br /> �nd found to h�ve suit�ble � re�s for on-site septic <br /> development. <br /> 8. The proposed configur�tion �nd over�ll design of the <br /> lots within the pl�t finds th�t each lot s�tisfies the lot <br /> stand�rds of the RR-1B zoning district requiring no <br /> v�ri�nces with the gr�nting of the �pprov� l of this <br /> subdivision. E�ch lot c�n be developed �s � residenti�l <br /> unit without the need for future v�ri�nces. <br /> j <br /> 9. The Orono�Council �ccepts the findings of the Pl�nning <br /> • Commission in �pproving � vari�nce to Section 10. 55 , <br /> Subdivision 8 that would prohibit �ny l�nd �lter�tions <br /> within � defined protected wetl�nd. The following findings <br /> were noted by the �pplic�nt and �ccepted by the Pl�nning <br /> Commisson: <br /> A) Incre�sed h�rdcover from � ro�d 2-3 times longer <br /> would cre�te more storm w�ter run-off �nd environment�l <br /> burden on surrounding l�nd. The use of 1/2 �cre of the <br /> wooded �re� will have less environment�l imp�ct on the <br /> surrounding �re�. In addition, �pplic�nt will provide <br /> repl�cement for further retention to off-set �ddition�l <br /> filling. <br /> B) Loss of m�jor portions of trees if � peripher�l <br /> ro�d is constructed outside of the wetl�nd �re�s. <br /> C) Major visu�l �nd �esthetic imp�ct on �dj�cent <br /> properties to the e�st �s there �re no pl�ntings to <br /> provide screening from ro�dw�y �nd the lower elev�tions <br /> �long the e�st lot line. <br /> D) The n�ture of the wetl�nds h�s ch�nged over the 30 <br /> ye�rs since it w�s origin�lly design�ted �s � protected <br /> �re�. M�ture trees now occupy wh�t w�s once cl�ssified <br /> �s � marsh l�nd.
