Carlson (hereinafter "the subdivider") <br /> on August 24, 1989 filed � formal subaivision �pplication with <br /> the City for �pproval of � 17 lot residential plat of property <br /> legally described �s follows: <br /> Exhibit A, �tt�ched (herein�fter "the property" ) �nd; <br /> WHEREAS, after due published and mailed notice in <br /> �ccordance with Minnesot� St�tues 462.358 et. seq. �nd the City <br /> of Orono Zoning �nd Pl�tting Codes, the Orono Pl�nning Commission <br /> held public he�rings on September'-18, 1989 �nd Janu�ry 16, 1990 <br /> �t which times �11 persons desiring: to be he�rd concerning this <br /> �pplic�tion were given the opportunity to spe�k thereon; �nd , <br /> • WAEREAS, at their regul�r meeting held on March 12, <br /> 1990 the Orono City Council considered the �mended subdivision <br /> �pplic�tion of 16 lots, noting the following findings of f�ct: <br /> 1. The property is loc�ted within the RR-1B Single F�mily <br /> Rur�l Residenti�l Zoning District requiring � minimum of 2.0 <br /> . acres of contiguous dry build�ble l�nd within e�ch newly <br /> cre�ted lot. <br /> 2. The subdivision �s �mended from the origin�l 17 lot <br /> propos�l finds th�t each lot meets or exceeds the 2.0 �cre <br /> minimum dry contiguous lot �r.ea st�nd�rds. <br /> 3. E�ch of the 16 lots meets the required lot width to the <br /> re�r of the 50 ' front street setb�ck line. <br /> 4. All of the 16 lots sh�ll �chieve �ccess vi� � network of <br /> interior priv�te ro�dw�ys. No direct �ccess onto W�tertown <br /> Ro�d wi11 be �llowed for �n individual lot owner. <br /> 5.
