Grocery should have minimum 5 stalls per 1,000 square feet with <br /> more ideal6 stalls per 1,000 square feet. This building would need between 50 and 60 <br /> stalls to meet bare minimums. <br /> Mid-block,non-signalized egress. High traffic volumes make difficult egress. <br /> Median/no access to westbound traffic. <br /> Go To Work side of Hwy. 12. <br /> Not pedestrian friendly. <br /> OPINION: This could be a strong option under the following conditions: <br /> l. Without the above <br /> corrections,this site remains difficult to access and does not come close to the pazking <br /> requirements of a 10,000 s.f. grocery/retail location. <br />
