� <br /> MINUTES OF THE � <br /> ORONO PLANNING COMMISSION MEETING <br /> Monday,May 15,2006 <br /> 6:00 o'clock p.m. <br /> (#06-3203 JAMIE WII,SON,CONTINUED) . <br /> Staff fmds that the existing location of the building is a hardship,and expansion of the structure in the <br /> proposed location and style will not be detrimental to the lake nor be out of character with the <br /> neighborhood. The building more than meets other setback requirements and is located to have no <br /> . impact on views of the lake enjoyed by the neighboring property owners. The existing building is <br /> connected to a septic system that was new in 2005, and the proposed addition does not increase the <br /> expected water use of the building. The proposed expansion and remodeling will enclose a sport court. <br /> The additions will be in the same faced style of the existing building and the proposed expansion does <br /> not violate any conditions of the existing guest house conditional use pernut. <br /> Staff recommends approval, subject to the applicants executing the standard covenant for oversized <br /> accessory structures based on the expanded building. <br /> Johnson stated they are proposing minimal ground cover with this application and that the site overall <br /> will be just over 10 percent hardcover. Johnson stated the property owners have worked hard to come <br /> up with a design that maintains the character of the neighborhood. <br /> Rahn inquired what the length of the building is currently. <br /> Erickson stated it is 50 feet long. <br /> Rahn inquired what is being added to the building. <br /> Erickson stated 22 feet. <br /> Rahn opened the public hearing at 11:15 p.m. <br /> There were no public comments regarding this application. <br /> Rahn closed the public hearing at 11:15 p.m. . <br /> Kempf stated the addition is located within 150 feet of an environxnental lake and would be expanding a <br /> nonconformity. Kempf stated this property has a number of alternative locations that would not expand <br /> a nonconformity. <br /> Jurgens stated he also had a difficult time understanding the hardship and that the City in the past has <br /> denied similar applications. <br /> Kroegers stated in his opinion it would be difficult to ascertain that this building has been expanded and <br /> that another 1000 square feet building would be much more noticeable. <br /> Erickson indicated the building is screened from the lake and the adjoining properties. Erickson stated <br /> they would prefer not to have another freestanding building. <br /> PAGE 35 <br />
