Briefly, the request is for renewal of the <br /> previously granted lot area variance for construction of a single family residence. A residence <br /> can be constructed on the property meeting all the required setbacks and hardcover standards. <br /> The property is similar in size to neighboring developed properties, and there is no adjacent <br /> undeveloped land to make the property any larger. <br /> A concept site plan and grading plan submitted in 1994 was reviewed by the City Engineer, who <br /> concluded that the site development as proposed was acceptable from an engineering standpoint <br /> subject to the installation of gutters and downspouts on the proposed residence which connect <br /> to a drainpipe extending north to the edge of the existing roadway ditch. This will be required <br /> as part of a final grading plan which must be submitted prior to building permit approval. <br />
