Therefore, botli zones require a variance for <br /> hardcover. <br /> It should be noted that the existing and proposed surveys show hardcover of 270 s.f. or <br /> 5.2% in the 0-75' zone. This hardcover amounts to the stairway access to the lake and is <br /> permitted hardcover. A hardcover variance for the 0-75' zone is not required. <br />
