Lot area variance to permit construction of a new residence on an existing lot 0.36 <br /> acres in area where 1.0 acres in normally required. <br /> 2. Lot width variance to permit construction of a new residence on an existing Iot <br /> 74' in width at the shorel'uie and 61' in width at the 75' setback where 140' is <br /> nornially required. <br /> 3. Hardcover variance to permit 29.8% hardcover within the 75'-250' zone where <br /> 25% is normally allowed and 27.2% currently exists. <br /> 4. Hardcover variance to permit 39.4% hardcover within the 250'-500' zone where <br /> 30% is normally allowed and 66.8% currently exists. <br /> Staff Recommendation: Staff recommends the applicant be directed to explore a <br /> combination of hardcover and footprint reductions in an effort to attain hardcover levels <br /> and footprint sizes more comparable to those previously approved variances on similarly <br /> sized lots. <br /> The revised plans shall incorporate the City Engineer conunents contained in Exhibit G <br /> and also proposed house elevations so that conformauce with building height regulations <br /> can be confirmed. <br /> Pertinent Zoning Ordinance Sections <br /> Sec. 78-330.
