The City will require that a drainage easement 20' in <br /> width be granted along the drainageway leading westerly from <br /> the pond in Lot 1. <br /> 5. The City will require that 7' of additional right-of-way <br /> for Willow Drive North be dedicated on the plat. <br /> 6. Both Lots l and 2 have been demonstrated to have <br /> suitable sites for primary and alternate drainfields to <br /> serve existing and proposed houses. On Lot 1, the only <br /> feasible sites for drainfields are located in the northwest <br /> corner of the lot. <br /> 7. Existing accessory buildings on Lot 2 total 2,900 square <br /> • feet. Pursuant to the accessory structure requirements of <br /> the City ordinances, only 2,400 square feet of accessory <br /> buildings would be allowed for this 2.53 acre lot. � <br /> Accessory buildings on Lot 2 sha11 be removed such that the <br /> combined footprint of accessory structures on Lot 2 does not <br /> exceed the 2,400 square foot accessory. structure al lowance <br /> for that lot. An area 130' in east/west width and 140' in north/south <br /> width at the northwest corner of the property shall be <br /> • devoted exclusively for drainfield sites and drainfield <br /> setbacks.
