A RSSOLIITION GRANTING <br /> PRELIMINARY APPROVALFOR A PLAT AT <br /> 1125 WILLOW DRIVS NORTH <br /> FILE NO. 1448 " <br /> wHEREAS, Kevin B. Hawkinson on July 28, 1989 filed a <br /> formal subdivision application with the City of Orono for <br /> approval of a two-lot residential plat of property legally <br /> described as follows: • <br /> Lot l, Block l, Wil low Run, Hennepin County, Minnesota <br /> (hereinafter "the property"); and <br /> WHER$AS, after due published and maYled notice in <br /> accordance with Minnesota Statues 462.358 et. seq. and the City <br /> of Orono Zoning and Platting Codes, the Orono Planning Commission <br /> held a public hearing on August 21, 1989 at which time all <br /> persons desiring to be heard concerning thi,s application were <br /> given the opportunity to speak thereon; and <br /> WH$REAS, at their regular meeting held on September 11, <br /> • 1989 , the Orono City Council considered the subdivision <br /> application of Kevin B. Hawkinson, noting the following findings <br /> of fact: . <br /> 1. The property is located within the RR-1B Single Family <br /> Rural Residential Zoning District requiring a minimum of 2.0 <br /> acres of contiguous dry buildable land within each newly <br /> created lot. <br /> 2. The property contains a total of approximately 5.91 <br /> acres, of which 0.74 acres is considered wetland and 5.17 <br /> acres is considered as dry buildable. Proposed Lot 1 � <br /> contains -2.64 acres of dry land and 0.74 acres of wetland, <br /> for a total area of 3.38 acres. Proposed Lot 2 contains <br /> 2.53 acres of dry buildable land. Both Lots 1 and 2 exceed <br /> the minimum 200' lot width requirement 50' back from the <br /> abutting public roadways. <br /> � 3. Proposed Lot 1 will gain access to Willow Drive via a <br /> single driveway curb cut at the northeast quadrant of Lot 1. <br /> � Lot 2 currently has access to Willow Drive via an existing <br /> driveway. The proposed lot configuration is not suitable <br /> for using a shared driveway access point for Lots 1 and 2. <br /> Page 1 of 5 <br /> • . <br />
