The <br /> applicant is advised that, if Willow Drive becomes <br /> redesignated as CSAii 116, the driveway location shall <br /> additionally be subject to approval of the Hennepin County <br /> Department of Public Works. <br /> 3. An additional 7' of right-of-way for Willow Drive, <br /> creating a 40' right-of-way from the center line, shall be <br /> dedicated on the plat. <br /> 4. Standard drainage and utility easements, shall be shown <br /> on the plat along al 1 property boundaries. <br /> 5. A 20' drainage easement shall be dedicated on the plat <br /> between the pond and the west lot line of Lot 1. The <br /> existing Conservation & Flowage Easement over the pond shall <br /> remain in ef f ect. <br /> • 6. Wetland setbacks in the vicinity of the pond shall be <br /> measured from the 1034' contour as shown on the topographic <br /> survey (see Exhibit A, attached). No setback shall be <br /> required from the 20' drainageway easement. <br /> 7. The applicant shall remove one or more existing <br /> accessory buildings so that the total footprint area of <br /> remaining accessory buildings does not exceed 2,400 square <br /> feet. Such removal shall occur prior to final_plat <br /> approval. <br /> 8. Payment of Park Fee for Lot 1 in the amount of $200.00 <br /> per the current fee schedule. <br /> 9. The applicant is advised of Hennepin County's request <br /> for additional right-of-way in excess of the additional 7' <br /> required by the City in this resolution for future County . <br /> Road 116. The applicant is further advised of Hennepin <br /> County Public Works Department's request that the driveway <br /> serving the existing house on Lot 2 be relocated to the <br /> northeast corner of Lot 2.
