MINUTES OF THE <br /> ORONO PLANNING COMMISSION MEETING <br /> Monday, September 16, 2002 <br /> 6:30 o'clock p.m. <br /> (#10) #02-2831 HOPE CHEST FOR BREAST CANCER, 3850 SHORELINE DRIVE, <br /> Continued <br /> Chenoweth stated that he had called the City to ask about paving and repaving his lot and had not <br /> been given the impression that this was beyond what he would be allowed. Although gravel, it <br /> had always been a parking area, even before his occupation of the building. <br /> Mabusth asked the Commission if they would be comfortable if staff and the applicant were able <br /> to design a site plan with 13 stalls and it involved some excesses in hardcover. <br /> Rahn stated that the Planning Commission did not know what the site plan would be and <br /> therefore could not make a recommendation tonight. <br /> If the survey showed that the property was within 35%hardcover parameters, Hensley inquired <br /> whether they would have to wait for the next Planning Commission meeting to present their plan <br /> to the Commission. <br /> Chair Smith suggested that consideration be given to adding this item to an upcoming work <br /> session agenda. <br /> Hawn asked if there were setback required for parking lots. <br /> Gaffron noted that within the B-5 district, the minimum is 3'. <br /> Rahn stated that the survey is simply the beginning of the site plan. <br /> Berg indicated that, in her opinion, the Commission could grant their approval for the similar <br /> use, however, would need to give further consideration to the wetland and swale issues. <br /> Jay Hensley asked if staff believed the parking lot could fit the required 13 cars. <br /> Gaffron stated that he believed it would. <br /> Berg suggested the owner take measures to protect the hydrant and remove some of the blacktop <br /> at the north end. She felt the Commission could approve nothing further since there was nothing <br /> in front of the Commission to look at. <br /> Hensley requested that they try to consider a plan sooner than later. <br /> Gaffron indicated that the Dahlstrom representatives wished to schedule a work session in <br /> October and suggested the Commission discuss adding this item to the agenda after adjourning <br /> this evening. <br /> PAGE 25 <br />
