MINUTES OF THE <br /> ORONO PLANNING COMMISSION MEETING <br /> Monday, September 16, 2002 <br /> 6:30 o'clock p.m. <br /> (#10) #02-2831 HOPE CHEST FOR BREAST CANCER, 3850 SHORELINE DRIVE, <br /> Continued <br /> opposite those, allowing a lane for back up from the dock landing. This would still allow extra <br /> space for an landscaping near the front corner. <br /> As a customer, Berg maintained that the parking lot is difficult to maneuver. She felt that taking <br /> 10' from the parking lot for green space might be too much. <br /> Gaffron indicated that he would prefer to have a traffic engineer look at this proposal and make a <br /> recommendation, perhaps 10' would be too much. He indicated that staff would need to take a <br /> closer look at the % of hardcover there now and evaluate what to do. <br /> Chenoweth stated that the lot and gravel area had always been used for parking and he had only <br /> made improvements to the building since he took ownership. <br /> Gaffron stated that what is there today does not match what was approved 5 years ago and this is <br /> the City's chance to improve the situation. <br /> Jay Hensley asked if it was okay that the drainage was being directed to the northwest. <br /> Gaffron indicated that they do want the drainage to run to the north, however, he believed a <br /> swale may be necessary to the property. <br /> Berg pointed out that the Commission could not make any recommendations without detailed <br /> hardcover calculations. <br /> Hensley apologized, stating that she would provide those to the Commission once the surveyors <br /> completed their work, which she had believed might be available tonight. <br /> Gaffron informed the Commission that they did not have in front of them tonight all that they <br /> needed in order to make a recommendation on what should be removed to make the plan work. <br /> Hensley pointed out that in order for them to buy the building, they need to know that they can <br /> use the building for their needs, the Hope Chest for Breast Cancer, and that it will fall under the <br /> cost they have allowed. <br /> Chenoweth reiterated that the Commission needs to consider that the gravel lot area had always <br /> been used as a parking lot, even though it hadn't been paved in the past. <br /> Fritzler asked the owner if went beyond what he was allowed when he paved the lot, even though <br /> the gravel had been used for that. <br /> PAGE 24 <br />
