�:��: , CitY o� ORON� <br /> � . ��'4qX;., <br /> � �Y V <br /> '�/. <br /> � ` RESOLUTION OF THE CITY COUNCIL <br /> m NO. 2160 <br /> ° ° � REAS, the existing driveway serving the residence on Lot 1 is <br /> parti ithin Lot 2, requiring that an access easement in favor of Lot 1 <br /> be granted over Lot 2 for continued use of the driveway; and <br /> WHEREAS, the subdivider has completed all requirements of the <br /> platting regulations of the City, including: <br /> l. Completion of all the requirements of Resolution No. 2124. <br /> � 2. Dedication on the plat of rights of way for public streets and <br /> roads, shown as County Road 6. <br /> 3. Creation of a new private road shown on the plat as Outlot B to be <br /> known henceforth as Knoll Manor Road. <br /> 4. Concurrent`�`with the creation of this private road, the Subdivider <br /> has dedicated to the City a Road and Utilities Easement granting to <br /> the City permanent access, improvement and utility easements over said <br /> Outlot; the Subdivider .has created non-exclusive ingress, egress, <br /> . drainage and utility easements over said Outlot in favor of all <br /> abutting and/or benefiting lots including a declaration of. cextain <br /> maintenance covenants wherein each of the abutting and/or benefiting <br /> lot owners covenants and agrees to permanently maintain and pay the <br /> cost of maintenance for said private road. <br /> 5.. Dedication to the City of a Flowage and Conservation Easement <br /> providing for limitations on the use of wetlands and/or drainageways <br /> described therein and shown on the plat as "drainage easements". <br /> 6. Execution of a Subdivider's Agreement providing for installation <br /> of certain improvements as a condition of subdivision approval. <br /> 7. Payment to the City of a Park Dedication Fee in the amount of <br /> $600. 00. <br /> 8. Payment to the City of final plat administrative fee and fee for <br /> the legal review and filing of the plat easements and covenants in the <br /> amount of $300.00. <br /> NOW, THLREFORE B$ IT RESOLVED, that the City Counci 1 of the City <br /> of Orono hereby approves the plat of Knoll Manor, Hennepin County, <br /> Minnesota; subject to the following conditions: <br /> � �,.r: ' . ... <br /> l. A variance is hereby granted for Lots 1 through 3 which do not <br /> front on a public roadway as required. <br /> 2.
