NO. 2160 <br /> '_ . � - � � <br /> J , <br /> � � A RESOI�UTION APPROVING THE PI,AT OF <br /> RNOLL MANOR � <br /> FILE NO. 1093 <br /> WHEREAS, the City of Orono is a municipal corporation organized <br /> and existing under the laws of the State of Minnesota; and <br /> WHEREAS, the City Council of the City of Orono has adopted <br /> subdivision regulations for the orderly, economic and safe development of <br /> land within the City; and <br /> WHER$AS, the City Council ha"s considered the application for a <br /> � subdivision by P & A Investments, Inc., the subdivider; and <br /> WHEREAS, on February 9th, 1987 the City Council approved <br /> Resolution No. 2124 granting preliminary approval for a plat at 1380 Sixth <br /> Avenue North; and _ <br /> WHEREAS, the proposed plat contains four lots each exceeding the <br /> 2.O. acre minimum lot area requirement. Lots 1 and 3 require a variance <br /> because they do not front on a public roadway. Lots 2 and 3 require a <br /> variance to the 200' lot width requirement as measured at the rear of the <br /> 50' front yard abutting the cul-de-sac; and <br /> WHEREAS, the subdi�vision has been found to meet all other <br /> standards of the RR-1B zoning district finding that each lot is of a size <br /> and configuration that wil 1 allow its use as�°a single family residence to <br /> be fully developed without the need of further variances; and <br /> WHEREAS, all four proposed lots have been demonstrated to contain <br /> . suitable sites for primary and alternate drainfields to serve the proposed <br /> single family residences; and <br /> WH$REAS, the wetland originally shown on official City maps in <br /> proposed Lot 2 does not function as a wetland, but does function as a <br /> drainageway; and <br /> � WHBR$AS, no additional right-of-way for County Road 6 outside the <br /> existing right=�of-way is required by the City; and �� <br /> WHEREAS, the existing driveway serving the property is located <br /> within the private road outlot and is suitable for use as a temporary <br /> construction road subject to the conditions set forth in this document; and <br /> WHEREAS, a separate right-of-way outlot is shown on the plat for <br /> purposes of providing for a future connection between Tanglewood Road and <br /> the proposed private road, so that a single access for these two roads may <br /> be created if deemed necessary in the future; and <br /> Page 1 of 3 <br />
