Copies of these documents shall be submitted to the <br /> City. <br /> 7. A 15' drainage easement for the intermittent creek on Lot <br /> B shall be dedicated on the plat. Area of Lot B shall be at <br /> least 2. 0 acres exclusive of this drainage easement. <br /> 8. Both proposed lots have been demonstrated to contain <br /> suitable sites for primary and alternate drainfields to <br /> serve the existing or proposed single family residences. <br /> The location of the existing drainfield site to a large <br /> degree predicated the configuration of this subdivision. <br /> 9. Single family residences can be constructed on Lots A and <br /> B without the need for further variances. <br /> NOW, THERSFORE, BE IT RESOLVED, that based upon either <br /> • one or more of the findings noted above, the City Council of the <br /> City of Orono hereby approves the preliminary plat for James and <br /> Mary Ann McGowan at 3175 Jamestown Road per the survey dated 1-2- <br /> 87, revised 2-17-87, revised 3-12-87 by Coffin and Gronberg, Inc. <br /> subject to the following conditions: <br /> l. A variance will be granted for Lots A and B which do not <br /> front on a public roadway as required. <br /> 2. A variance will be granted to the 200 ' lot width : <br /> standards for Lot A. <br /> 3. Both lots shal 1 access to the private Jamestown Road, and <br /> shall share in the upkeep and maintenance of said private <br /> road. The developer shall submit verification that the <br /> appropriate private access documents have been executed. <br /> 4. A drainage easement shall be executed for the drainageway <br /> on Lot B and this easemen� shall be shown on the plat <br /> drawings. <br /> 5. The driveway access location for Lot B must be reviewed <br /> by City staff at the time a building permit is issued. <br /> 6. A variance is granted to allow the existing horse barn <br /> � to remain, being located approximately 60' from the side lot <br /> line where a 75' setback is normally required per Section <br /> ; 10.20, Subdivision 3 (N) . <br /> 7. Applicant is advised that Lot A at 3.16 acres is allowed <br /> to keep no more than one horse on the premises per Section <br /> 10.20, Subdivision 3 (M) . <br /> Page 2 of 3 <br />
