RESOLUTION OF THE CITY COUNCIL <br /> � NO. 2145 <br /> • - • • ` <br /> � A RESOLUTION GRANTING <br /> PRELIMINARY PLAT APPROVAL FOR A <br /> PI.AT AT 3175 JAMESTOWN ROAD <br /> APPLICATION #1108 <br /> WHEREAS, James and Mary Ann McGowan on January 23, 1987 <br /> filed a formal subdivision application with the City for approval <br /> of a two lot residential plat of a property legally described as <br /> follows : • <br /> Lot 1, Block 1, Liberty �Acres, Hennepin County, <br /> Minnesota <br /> (hereinafter "the property" ) ; and <br /> WHER$AS, after due published and mailed notice in <br /> accordance with Minnesota Statutes 462.358 et. seq. and the City <br /> of Orono Zoning and Platting Codes, the Orono Planning Commission <br /> held a public hearing on February 17, 1987, at which time all <br /> • persons desiring to be heard concerning this application were <br /> given the opportunity to speak thereon; and <br /> WHER$AS, at their regular meeting held on March 17, <br /> 1987 the Orono City Council considered the subdivision <br /> application of James and Mary Ann McGowan noting the following <br /> f indings of f act: - <br /> 1. The property is located within the RR-1B Single Family <br /> Rural Residential zoning district requiring a minimum of 2 <br /> acres of contiguous dry buildable land within each newly <br /> created lot. <br /> 2. The property contains a total of approximately 5.20 <br /> acres, of which 5.17 acres is considered dry buildable. <br /> 3. The proposed plat contains two lots (A & B ) each <br /> exceeding the 2. 0 acre minimum lot area requirement. � <br /> 4. Proposed Lots A and B require a variance because they do <br /> not have the required frontage on a public roadway. <br /> � 5. Both lots are proposed to front on and access to a <br /> private road. Lot A abuts the proposed private cul-de-sac <br /> but requires a variance to the 200' lot width requirement as <br /> • measured at the rear of the 50' front yard abutting the cul- <br /> de-sac. <br /> ` Page 1 of 3 <br />
