Countryside Road will continue to be maintained by <br /> benefitting land owners until the City assumes <br /> responsibility for the maintenance of the dedicated road . <br /> 8. All lots have been found capable of supporting a primary <br /> and alternate septic drainfield site. <br /> 9. The City will assure the public use and safety in the <br /> temporary cul de sac protions of the road not included in the <br /> dedicated roadway by requiring an underlying road and <br /> utility easement. <br /> 1D1. The proposed second stage plat of Countryside Manor <br /> has met aIl required standards for rural residential <br /> development. AlI. lot standards of the RR-1B Zoning <br /> District have been satisfied. <br /> • 11 . Outlot A of the second stage plat of Countryside Manor <br /> is not platted as part of this scheme but is intended for <br /> future development. The conceptual plans of total <br /> development presented during the review of subdivision <br /> application No . 816 has been reviewed only as far as it <br /> relates to the current 5 lot plat. If this outlot is to be <br /> developed in the future, such development must meet all <br /> Zoning and Comprehensive Plan requirements at that time. <br /> Now, Therefore, Be It Resolved that based upon either one or <br /> more of the findings noted above, the City Council of the City of Orono <br /> hereby approves the preliminary plat of Lake Minnetonka Homes, <br /> Incorporated per survey dated revised May 8, Ig84, by Demars - Gabriel <br /> Land Surveyors, Inc . subject to the following conditions: <br /> 1 . The newly created lots will achive access from <br /> Countryside Drive and the 50' wide road outlot that <br /> intersects Lot 1 , Block 1 and Lot 1, Block 2. <br /> 2. Countryside Road shall be the only public road within <br /> the plat of Countryside Manor. AI1 other roads within the <br /> plat shall be private and designated as outlots. <br /> 3. All septic test areas must be fenced off prior to road <br /> • construction. Erosion control barriers will be main- <br /> tained throughout the construction period until all bare <br /> soil surfaces have been covered or revegetated . <br /> Page 2 of 2 <br />
