r ., <br /> , <br /> r � • <br /> Clt� o� ORONO <br /> � � RESOLUTION OF THE CITY COUNCIL <br /> � NO. 1641 <br /> • � • • . <br /> A RESOLUTION GRANTING PRELII�INARY <br /> � APPROVAL OF THE PLAT OF COUNTRYSIDE MANOR SECOND ADDITION <br /> WHEREAS, on February 21 , 1984 , Lake Minnetonka Homes <br /> Incorporated filed aformal subdivision application with the City for <br /> approval of a five lot residential plat of property Iegally described <br /> as Outlot A, Countryside Manor (hereafter "the property") ; and <br /> WHEREAS, after due published and mailed notice in <br /> accordance with MinnesotaStatues462. 358 et. seq. and Chapters 10 and <br /> 11 of the Municipal Code of Orono , the Orono Planning Commission held a <br /> public hearing on March 19, 1984, at which time all persons desiring to <br /> be heard concerning this application were given the opportunity to <br /> , speak thereon; and <br /> , � WHEREAS, on May I4, 1984 , the Orono City Council considered <br /> the subdivision application of Lake Minnetonka Homes, Incorporated <br /> • noting the following findings of facts: <br /> . I . The property is located within the RR-IB Rural � <br /> Residential Zoning District requiring a minimum of two <br /> acres of dry contigious land within each newly created Iot. <br /> � 2.� The property consists of 74. 39 acres; the 5 lot plat or <br /> second stage development of� Countryside Manor consists of <br /> lOJ.78 acres. <br /> 3. The second stage plat of Countryside Manor has been <br /> des3gned to provide 50 feet of right of way for a private road <br /> that will provide access for future development of the <br /> northeast portions of Outlot A, Countryside Manor . <br /> 4. The developer has provided the Ci�ty with conceptual <br /> plans of total development of the entire 93 acre parcel <br /> providing each lot with access from interior plat roads. <br /> . 5. The lot lines of the five lots depicted in the current <br /> second stage plat of Countryside Manor do not conflict with <br /> the conceptual plans presented merely as information for <br /> this review. The City has only asked the developer to <br /> submit conceptual plans of total development to assure that <br /> access to all lots can be provided by interior plat roads. <br /> • 6.
