Applicant must enter into a Developer ' s Agreement and <br /> post acceptable security to the City if the following <br /> improvements are not completed prior to final plat <br /> approval : <br /> a) road bed and paving in and approved by the City per plans <br /> dated, revised May 18, 1982 and per Glenn Cook Ietter of <br /> March 12, 1984 . The curve radius at 1.01 + 00 must be <br /> lengthened to at least 275 to meet City design standards . <br /> Applicant should provide additional road plans for newly <br /> designated private road to be approved by City prior to <br /> construction. <br /> b) construction of water control device and pond 4 <br /> retention pond per plans dated, revised, May 1�, 1982 <br /> � c) seeding to begin at the edge of shoulder of road , <br /> � ° beginning at the back of the top of the enside slope for a <br /> minimum of 25 feet. Sod must be placed in all areas <br /> requiring erosion control . This should be deterimind by <br /> the City during construction <br /> The following list of final submittals must be submitted to <br /> the Zoning Administrator three wee�ks prior to the regularly scheduled <br /> Council meeting on the second and fourth Mondays of the month: <br /> 3. . Record plat drawings in the form of two mylar copies and <br /> one copy reduced to 1" = 200' . Drawing to include : <br /> a) lot lines platted per preliminary survey dated, revised <br /> May 8, 1984 <br /> b) drainage easements to be shown and dedicated on the plat <br /> over retention pond (per grading and drainage plans Pond 4) <br /> � c) dedication of drainage and utility easements 10' wide <br /> along all perimeter property lines and . 5' each side of <br /> i�nternal property lines <br /> d) dedication on the plat of extended public road <br /> e) designated north—south road as outlot on plat <br /> • 2. Legal documents required <br /> . a) Title opinion ad.dressed to the City. All owners, <br /> mortgage holders or others with .property interests <br /> . indicated therein shall sign the plat, easements and alI <br /> other documents affected by such interest <br /> Page 3 of 4 <br />
